What is the cost for property management?

Do I have to pay a management fee if my property is vacant?
No. We only collect management fees when your property is occupied and rent is collected. This aligns our interests with yours—to keep your property rented. -
How do you advertise my rental property?
We utilize a comprehensive marketing strategy that includes listing on major rental platforms, professional photography, and targeted online advertising to attract high-quality tenants. -
How long will it take to rent my property?
While market conditions can vary, properties that are well-maintained and priced appropriately typically rent within 30 days. We provide regular updates and recommendations to minimize vacancy time. -
How do you screen tenants?
Our thorough screening process includes credit checks, employment verification, rental history, and background checks, all in compliance with federal and South Carolina fair housing laws. -
Can I be involved in selecting a tenant?
To ensure compliance with fair housing laws and maintain objectivity, Land Crown handles the tenant selection process. We keep you informed throughout and select tenants based on established criteria. -
Do I have to accept pets in my rental?
Although you do NOT have to accept pets, pet owners now make up a majority of renters. Allowing pets can increase your property's appeal. We do recommend our owner-clients allow pets, and we provide our owner-clients with a $1,000 We offer a pet damage guarantee to mitigate potential risks. -
Do I have to accept Section 8 or subsidized housing?
South Carolina law does not require landlords to accept Section 8 vouchers. -
Who provides the lease agreement?
We use lease agreements tailored to South Carolina laws, ensuring clarity and legal compliance for both landlords and tenants. -
Do I need to sign the lease for a new tenant?
As your authorized property manager, Land Crown Real Estate signs lease agreements on your behalf, streamlining the process and ensuring legal compliance. -
How do I access my financial reports?
Owners have 24/7 access to a secure online portal where you can view financial statements, maintenance requests, and other pertinent information. -
How do I receive my rental income?
We disburse rental income via direct deposit by the 10th of each month, after rent collection and expense reconciliation has been completed. -
Do you inspect my rental property?
Yes. We conduct annual inspections to ensure property upkeep and lease compliance, providing you with detailed reports and photos. -
What if the tenant does not pay rent?
We handle all aspects of rent collection. If a tenant fails to pay, we initiate the appropriate legal proceedings in accordance with South Carolina law. -
Do you provide a tenant placement guarantee?
Yes. If a tenant we place vacates within the first 12 months, we will find a replacement tenant at no additional cost to you. -
Do you offer an eviction guarantee?
Yes. Our rigorous screening process minimizes eviction risks. In the rare event of an eviction, we cover up to $1,000 in legal fees. -
How updated does my property need to be to rent it?
Properties should be clean and in good repair to attract quality tenants. We can assist in making your property rent-ready to meet market expectations. -
Who handles maintenance?
We coordinate all maintenance and repairs using vetted vendors, ensuring timely and cost-effective solutions. -
Is there a maintenance reserve I need to provide?
Yes. We require a $600 maintenance reserve to cover minor repairs and emergencies. Unused funds are returned upon termination of our management services. -
Can I use my own maintenance vendors?
While we have a network of trusted vendors, we are open to working with your preferred professionals, provided they meet our standards and are properly insured. -
Can I use a home warranty company?
Yes. However, please note that warranty companies may have specific processes and timelines that could affect repair speed. We will coordinate with them as needed.
