Can Land Crown hold a rental property before I apply?
Unfortunately, we cannot hold a rental property without a completed application and paid application fee. All homes are rented on a first-qualified, first-served basis. To secure a home, submit your application and documents as soon as possible. -
Do I pay the first month's rent and the last month's rent with my security deposit?
Typically, you’ll pay the first month’s rent and a security deposit before moving in. We generally do not require last month’s rent upfront, unless specified in your lease. All payment details will be clearly outlined during the lease signing process. -
What is the minimum age to apply for a rental in Charleston?
Applicants must be at least 18 years old to apply for a rental with Land Crown Property Management. Each adult living in the property must submit a separate application. -
Is the rental security deposit refundable in South Carolina?
Yes, the security deposit is refundable. After you move out and we complete a property inspection, your deposit will be returned (minus any deductions for damage or unpaid rent) within 30 days, in accordance with South Carolina law. -
When do I need a cosigner to rent a home in Charleston?
A cosigner may be required if an applicant doesn’t meet our minimum income, credit score, or rental history requirements. Cosigners must meet the same screening standards and assume financial responsibility if the tenant cannot pay rent. -
How do I apply for a Land Crown rental property?
Just visit the property listing on our website and click the “Apply Now” button. Complete the online application, upload required documents, and submit your application fee. Each adult applicant must apply separately. -
I want to get a pet. What do I do?
Before bringing a pet into your rental, you must get written approval from Land Crown Property Management. Pet policies vary by property, and approved pets may be subject to a pet deposit or a monthly fee. Unauthorized pets may violate your lease. -
I want to move out, but my roommate wants to stay. What do I do?
If one roommate wants to move out, you must notify us in writing. The remaining tenant must qualify to stay on the lease alone, or a new tenant must be approved to replace the one moving out. Never make changes without contacting us first. -
Who is responsible for paying for repairs and maintenance requests?
Landlords and owners are responsible for routine and emergency maintenance, as long as the repair is not due to tenant damage or neglect.
